The “Zwarte Doos” – Black Box – a 13-story-tall building on the Eendrachtskade in Groningen, will be converted into 225 student flats by a Belgian property fund.

The building, which has been empty since 2013 and used to house the social services department of the municipality of Groningen, will be the second development project by Belgian-based property fund Xior in Groningen: the company already owns 180 flats on the Oosterhamrikkade.
The Groninger Internet Courant reports that “Zwarte Doos” is expected to be converted into 225 student flats with commercial space on the ground floor by 2020. Xior reportedly spent 46 million euros to take over the building from Farraig, an Irish investment company. The definitive blue print for the renovations is still being developed: Groningen architecture bureau Team 4 had created a design for the former owners, but it is unclear if Xior will move forward with those plans.
